If you’re working the listing side, you want to sell your listings as quickly as possible for the best possible price. If you’re working the buyer side, you want to find the people who want to buy, make a connection, and match them with the right home as quickly as possible, Either way, nothing happens until a buyer shows up. And these days, there seem to be fewer of them actually buying. Nationally, between 2001 and 2009, we sold an average of 5.9 million (existing) homes per year. That includes pre-boom, boom, and bust years. in spite of the fact that, in 2012, we had 4.6 million existing home sales, and we are on target to finish 2013 with 4.9 million, we are still about 1 million home sales short of what would be considered a "normal" market -- or at least a good one. Of course, these are national statistics, and real estate is local. But you know that the buyers you see today are often unsure and conflicted about the wisdom of buying in this economy and in this market. For many, a modest selection of homes for sale can be an excuse for not buying -- not necessarily the real reason. To you, they may look like people who are being "unrealistic". To me, they often look scared. My own marketing efforts have proven to me that there are still plenty of willing and able buyers in our market. The key to success is communicating effectively with these prospective buyers, and helping them move past their fears and hesitation.
